Agent Fees

"The fees under the below services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent."

Landlord Fees

  1. Tenant Find Service

    50% of the first months rent (PLUS VAT), subject to a minimum fee of £450.00 (PLUS VAT) payable for each letting where the tenant is introduced through the Agent

  2. Full Management Service

    £350.00 Set up Fee (plus VAT) payable for each lettings where the Tenant is introduced through the Agent

    9% (plus VAT) of the rent received, deducted by the Agent

  3. Full Management Service to Include Rent & Legal Cover

    £350.00 Set up Fee (plus VAT) payable for each lettings where the Tenant is introduced through the Agent

    11% (plus VAT) of the rent received, deducted by the Agent

Additional Charges

Duplicate Statements £5.00 (plus VAT) per statement

Professional hourly rate £50.00 (plus VAT) charged by the Agent when required to carry out any additional services

Void Property inspections if required £25.00 (plus VAT) (per visit)

Tenancy Renewal fee if required £75.00 (plus VAT)

Major works fee 10% (plus VAT) relating to single works over £500.00 arranged by Agent

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% (inc VAT) of the agreed rent for the period not exceeding six months from the commencement date of the tenancy.

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.

Other Fees

Company Let Fee - £400.00 plus VAT (payable by the company renting the property)

Supply of previous tenants reference - £30.00 plus VAT

Before the Tenancy Starts (Payable to the Agent)

  • Holding Deposit - £125 or one week's rent where rent is less than £550.00PCM
  • Deposit - 5 weeks' rent

During the Tenancy (Payable to the Agent)

  • Payment of £100 to change the tenancy agreement at the tenants request
  • Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate
  • Payment of £50 for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with the tenant's early termination of the tenancy

During the Tenancy (Payable to the Provider)

  • Utilities - Gas, Electricity, Water
  • Communications - Telephone and Broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

We may also charge for other permitted payments, not included above, under the relevant legislation, including contractual damages.
